Black Cat Inspector Josh Hedges recently made this photo his Facebook profile photo. Black Cat owner Pam Hilton made this photo acting as a buyers agent on this home which Josh inspected in June of 2023. No one would imagine this photo would become infamous used to prove an issue involving this transaction. 

On taking ownership of this home the new homeowner (our client) was informed by neighbors that their roofs were being replaced, by their insurance companies, due to hail damage and that her roof was likely damaged as-well. Roofer checked and verified the damage beginning a firestorm 🔥. Pam was able to verify that the damage occurred after the offer to purchase was accepted, after our inspection, and before closing and taking ownership. Our report and this photo, along with another, showing Josh inspecting this roof showed the hail damage occurred after our inspection and that Josh did walk on this roof. Technically this made the damage repair the responsibility of the sellers homeowners insurance company provided all of this could be proven and accepted. It was complicated, took some time, but ultimately, partially because of this photo, and our report, this home received a replacement roof without cost to our client, the new homeowner.
