Welcome Richard Paulicelli as our new Director of Agent Services


Welcome active Realtor, Richard Paulicelli, as our new Director of Agent Services. Richard will continue his quest as a Realtor as he also assists his fellow agents to learn about his over 6 year experience directing his clients to consider our services. What better connection between agents than another agent?

Married with 2 young children, the highlight of his life, Richard is an active licensed agent with Fathom Realty in Greensboro and a Triad Realtor since 2018. Richard has encouraged our inspection services for his clients and participated actively in our inspections. He uses the knowledge gained to enlighten his clients as part of the search for their ideal home. Richard is in the process of attaining his home inspector license, and currently functioning both as an active Realtor and as Black Cat’s Director of Agent Services. Richard will build on his years of inspections with Black Cat to guide agents to use Black Cat Inspection Services inspectors for their clients observing first-hand the difference in a quality inspection and report.

YOU ARE THE HOMEOWNERS ASSOCIATION


What you are seldom told, YOU ARE THE HOMEOWNERS ASSOCIATION. When you are advised by anyone “that is covered by the homeowners association. What they should be making clear is that you will be the one responsible for that item on EVERY home which is part of the homeowners association not just your own. They prefer you be confused about that. Don’t make what is likely the largest transaction in your life confused.

Because of so very much confusion and misinformation in the market place, yesterday I added this as an automatic entry item in all of our home inspection reports.

LIMITATIONS ON SCOPE OF INSPECTION FOR ALL TYPES OF CONDOMINIUMS AND HOMES INVOLVING HOMEOWNER ASSOCIATIONS: The Inspector's obligations are limited only to the condominium or single family home unit listed on the Agreement. The Inspector will not inspect any common areas of the building or site, including roofs, exterior walls, structural elements, or parking spaces assigned to the condominium or single family home unit. If the development has a pool or spa, the inspection will not include any inspection of a pool or spa. The Inspector shall not provide any advice on the adequacy of the reserves held by a homeowners' association, nor shall the Inspector provide any advice on any scheduled repairs or maintenance of the common areas of the building or site. It is recommended that you investigate the adequacy of the homeowners associations financial reserves, and anticipated repairs to common areas.

Unknown vertical vinyl siding issue

 




North Carolina licensed home inspectors, as well now home builders, have continuing education requirements and for good reason. It isn’t unusual now for us to be together in CE classes. Black Cat Inspector Doug Simmons and I were in classes, with builders, a few weeks ago. A subject addressed neither Doug or I, and I don’t think most of the builders were aware of was raised by the instructor which apparently is becoming an issue of concern leading to water damage on homes.

A home inspector once attempted to make a list of all the issues a home inspector needs to be aware of on the multitude of homes of various styles and ages we inspect. Not to mention items are changing and being added likely daily. Having, recalling, and keeping up with that magnitude of information is very difficult. When he reached 10,000 items, he gave it up.

Interestingly the issue raised in that CE class was observe by Doug on his new construction one year warranty home inspection this morning.

Vertical vinyl siding has become much more popular on new and retrofit homes. Apparently, few, siding installers, builders and including our inspectors are aware of this issue.

Field drilling of drainage holes every 2 feet along the face of the bottom J-channel prior to installation is necessary to prevent storm water from accumulating in the J-channel.

This is the new report entry Doug and I created to address this issue.

Condition:

No Drain Holes in J-channel for Vertically installed siding. Vertical vinyl siding, when installed correctly can naturally encourage water drainage. However, proper installations is crucial to avoid water intrusion. J-channels at the bottom of the vertical siding should have field drilled weep holes to allow water to escape. See the attached link for proper repair instructions.


Implications:

Storm water held in J-channel, potential for water intrusion, damage to structure and interior finishes, rot, and mold
