WHICH HOME INSPECTOR DO I CHOOSE?

Real Estate Dilemma - WHICH HOME INSPECTOR DO I CHOOSE? 

Considering so many available home inspectors are they really that different? Aren’t they regulated and don’t they all do basically the same thing? Does cost mater? Does personality mater? 


In my 50 years of experience in construction and inspections one point has become evident. If you are leaning on your Realtor to choose your home inspector most will choose by one criteria. PERSONALITY - Realtors tend to book home inspectors they “like” for whatever reason. Many have long term association and experience with one home inspector they tend to book over and over and over again. I am beyond thankful to not only be one of those lucky inspectors, but to have a team of inspectors building that reputation. For us that is a great thing. But is it how it should to down? How do you know what is best and if your agent is recommending the best possible home inspector for your needs? 


Last week I had a very unusual experience which clearly answered this question. We received a call on our published business line which my wife Pam answered. It was from a 82 year old retired home inspector, former president of the Atlanta chapter of the American Society of Home Inspectors, (ASHI) moving to the Triad with a home under contract. Wonder who he chose as his home inspector, even though he was fully qualified to do it himself? 


I ask him how he found us and why he chose us. 


Here is his process:


Client begin by accessing AHSI.org, and entering that zip code. Five home inspectors came up, interestingly, 4 of the five were Black Cat Home Inspectors. Wonder who was at the top of that list? He clicked on “View Profile” to check us out then went to our website for additional information at www.blackcatinspectionservices.com


Why us? He offered one specific answer “CREDENTIALS”. He said no other home inspector equaled our credentials. He never asked the cost simply said “BOOK IT, I know all I need to know that you are the best available.” 


WOW - It doesn’t get better than that. Learn anything?
